Maintenance List

Monthly inspection on combustion and mechanical systems are just as important as chemical treatment. It is simply not enough to just visually inspect a system. Ware's technicians will use analyzers and perform the following:

Boiler Preventive Maintenance

  1. Check operation of controls, limits, and safeties.
  2. Check blowdown.
  3. Check flame safeguard control.
  4. Check operation of feed pumps.
  5. Check operation of condensate tank and feed controls.
  6. Check operation of dearator.
  7. Check operation of water softener.
  8. Check operation of chemical systems.
  9. Check operation of dampers and linkages.
  10. Minor adjustments of linkages.
  11. Visually check combustion chamber.
  12. Visually check valves, piping, and supports.
  13. Visually check gas train and valves.
  14. Visually check oil train and valves.
  15. Check combustion efficiency using electronic analyzer.

Annual Open and Close for Inspection

Firetube Preventive Maintenance

Boiler must be cool and drained before our personnel arrive at site.

Ware will perform the following tasks:

  1. Open front and rear doors
  2. Remove handhole and manway cover plates
  3. Wash any mud from waterside
  4. Inspect tubes for signs of leakage and report to customer
  5. Remove low water cutoff heads
  6. Remove caps and plugs from crosses for inspection
  7. Do minor repairs to refractory

After inspection Ware will perform the following:

  1. Replace manhole and handhole cover plates with new gaskets
  2. Reinstall low water cutoff heads with new gaskets
  3. Reinstall plugs and caps on crosses
  4. Regasket front and rear doors and close
  5. Refill boiler and check for leaks
  6. Check and clean ignition and pilot assembly
  7. Check safeties and interlocks for proper operation
  8. Start boiler and set combustion on one fuel
  9. Clean up area
  10. Make Recommendations to customer of needed repairs


Watertube Preventive Maintenance

Boiler must be cool and drained before our personnel arrive at site.

Ware will perform the following tasks:

  1. Open firebox doors
  2. Remove manway cover plates
  3. Wash any mud from mud drum
  4. Remove steam drum baffle plates
  5. Inspect tubes for signs of leakage and report to customer
  6. Remove low water cutoff heads
  7. Remove caps and plugs from crosses for inspection
  8. Do minor repairs to refractory

After Inspection WARE will perform the following:

  1. Replace manhole cover plates with new gaskets
  2. Reinstall low water cutoff heads with new gaskets
  3. Reinstall plugs and caps on crosses
  4. Reinstall steam drum baffle plates
  5. Regasket firebox doors and close
  6. Refill boiler and check for leaks
  7. Check and clean ignition and pilot assembly
  8. Check safeties and interlocks for proper operation
  9. Start boiler and set combustion on one fuel
  10. Clean up area
  11. Make recommendations to customer of needed repairs
